Why should YOU hire me as your buyers agent?

Yes, in 2024 the Real Estate Industry is making a huge "change"! Or is it changing at all? Here's what's happening, buyers and sellers will have the SAME options today as they have throughout the history of real estate. There had been a "tradition" for many years that the seller in a real estate transaction will pay the buyer's brokerage fee. Although this happens most of the time, the seller and the buyer always had and still have the opportunity to customize how each agent gets paid. 

In the event that you, as a buyer, fall in love with a home that DOES NOT offer a buyers agent/brokerage fee the cost will need to be paid by you. This can happen many different ways, the most popular way would be adding the buyer's agent/brokerage fee into your closing costs (rolling it into your loan) or the buyer would bring the extra cash to closing. 

As your agent, we will discuss and agree upon the terms prior to deciding to work together. I am so confident in my ability to serve you that my agreements can be cancelled at any time with written notice. It is my fiduciary duty to guide you on the home buying process to the best of my ability. The national association of realtors shared on their website that in 2023 86% of buyers used a licensed realtor to assist them with their home purchase? Why? Because we have the knowledge and experience to make sure that you are confident and comfortable with making one of the largest purchases that you'll be making in your life. 

 

My value comes with an extensive knowledge of the Big Island Market, vendors and resources that every homeowner should have connections to, real estate laws and changes that are being discussed and through helping hundreds of families buy and sell real estate over the course of 5 years, I've developed a business practice like no other. 

 

Purchasing a home is not just about writing an offer and having it submitted. During the preliminary stages locating the right subdivision, working with your financial advisor on making the best investment, calling out red flags and items that could be a threat to you during the escrow process or after and laying out all of your options to clearly see is something that new and even seasoned buyers could miss. While in escrow we would be in constant negotiation, you will have questions and having a buyers agent ensures that your questions are answered! There are contingencies and deadlines that if missed could jeopardize the purchase of your home. Most importantly, if the seller's agent has this fiduciary duty to the seller, how can he/she possibly give you the same fiduciary duty? 

Lastly, I believe the vast majority of sellers will continue to offer a concession to the buyer's agent / brokerage in most transactions.
